This service is the very important 3rd-Party inspection of your new construction property around your 11th month of ownership to determine/discover any construction & quality defects/issues/concerns before your 1-year warranty expires. This inspection also gives you peace-of-mind and helps you build a stronger case for any needed builder warranty claims.
This service is a visual examination of the safety and building techniques used for resistance to extreme winds produced by storms. Insurance providers in Florida are required to offer discounts and credits to homes which meet the windstorm protection standards. Ask your insurance provider if you are receiving a discount.
This service is a 4-Point Inspection of thew dwelling that checks the 4 major systems of the home: electrical, plumbing, HVAC, and roof. Insurance providers typically require 4-point inspections on homes 30 years of age or more. It is also a great inspection to have performed on a yearly basis for proper upkeep of the dwelling.
This is a magnetic sweep/ground scan of the property (75 ft out around the dwelling) for old underground dry wells, fuel oil storage tanks, septic tanks and any other large metallic objects that may be buried on the property and potentially pose an environmental threat to the property and your family. You own whatever is in the ground when you purchase the property. These tanks/objects may be buried in the ground on the property even if the current owners say there are no underground tanks or they are not noted on the seller’s disclosure. I have found numerous underground fuel oil storage tanks, dry wells and abandoned septic system tanks on properties that weren’t disclosed on the sellers disclosure and after the current homeowners said they have no buried tanks. Sadly, I have caught some sellers and realtors lying about their knowledge of buried tanks that were on the property in the past.
